Kings Manor Farm is situated directly on the beautiful Yar Estuary, between Yarmouth and Freshwater in West Wight.  The family owners have preserved the estuary in its natural state for 40 years, treating the tidal area as a wildlife sanctuary and planting trees to encourage red squirrels. You can enjoy the peace and quiet of this stunning location while being only a few minutes’ drive from the bustle of Yarmouth, glorious beaches and numerous holiday activities.

Sailing, canoeing, paddleboarding, fishing and general 'messing about in boats' is a must on the estuary, which also offers stunning bird watching and peaceful enjoyment.

Extensive walking, bicycling and horse-riding opportunities are also at your fingertips, as the main Yar Estuary circular footpath runs through the property and connects with tracks that lead to the downs and the renowned Isle of Wight footpath/bridleway network. We can provide stabling or turn out for your own horses and ponies.

Mooring or boat storage can also be arranged and we can help with tidal guidance. Well-behaved dogs are welcome..

The cottages variously offer private hottubs, wood-burning stoves, open fire-places, access to the swimming pool or stunning views and all four houses have access to the astroturf tennis court .

The family live on site and the properties are personally managed by them. They are always on hand for local advice or help, be it restaurant bookings, babysitters, beach access or any other information.

Kings Hill

Brand new contemporary light filled house with breath-tauking views of Hurst Channel and the Needles. It comfortably sleeps 12 people in 6 en-suite bedrooms and there are spectacular views from almost every window.

Kings Orchard

Kings Orchard is a 5 bedroom house (with private HotTub) situated amongst fields halfway along the farm drive. It is spacious and comfortably furnished for 10 people with open fire place and well equipped kitchen

Estuary Cottage

Estuary Cottage is a pretty one-storey stone farm cottage that is bright, contemporary and cosy. Two en-suite double bedrooms and a wood burning stove. The property is a s right by the Estuary with access to the slipway for launching paddleboards or dinghies and fishing at high tide.

Old Farm Shop

The ‘Old Farm Shop has been converted to spacious accommodation of the highest standards with 2 en-suite bedrooms. It is wheelchair/disabled friendly with one of the en-suites comprising a wetroom. There is a large Hot Tub/Spa in the courtyard area and further enclosed grassed area.
